Terms of Service

These terms govern your use of Folio (folio.uaeproperty.vip and the Telegram bot @foliore_bot), operated by UAE Property VIP. By registering or paying for Folio you agree to them.

The service

Folio organises the documents and emails about your UAE property into a private cabinet: units, documents, an event log and next actions, with notifications in Telegram. The bot gives you a Folio address. Give it to the developer, DEWA and Ejari, or forward property mail to it. You can also send documents to the bot directly. Gmail connect remains only for accounts that already turned it on.

Your account

• Your Telegram account is your Folio account. Keep access to it and to your personal cabinet link private.
• You must have the right to the documents and mailboxes you connect to Folio.

Payment

• One unit is free for every Telegram account. More units, up to 15, are AED 300 per year (4 100 Telegram Stars), paid in the Folio bot. A Gumroad license key bought earlier still activates a year.
• Your plan is active until the paid-until date shown in the bot. For a Stars refund write to support within 14 days of purchase. Telegram support does not refund Folio.

Not advice

Folio extracts information automatically and can make mistakes. Market estimates and figures in the cabinet are for information only and are not legal, financial or investment advice. Always check the original document — every extracted field links to its source.

Acceptable use

Do not use Folio to process data you are not entitled to, to attack or overload the service, or to resell it without our agreement.

Data

Your data stays yours. How we handle it, including mail to your Folio address, is described in the Privacy Policy.

Availability and liability

We work to keep Folio available and accurate but provide it "as is". To the extent permitted by law, our total liability is limited to the amount you paid for Folio in the last 12 months.

Ending

You can stop using Folio at any time and ask us to delete your data. We may suspend accounts that break these terms. We may update these terms and will post changes here.
